Do I need flood insurance, and how do I find a home's flood zone?
It depends on the exact parcel — two homes on the same street can be in different FEMA zones. Zone X is minimal-risk (insurance optional, ~$400–700/yr); AE/VE are high-risk (often lender-required, $1,500–5,000+/yr). Every community page shows the zone breakdown, and I pull the exact zone for any address before you offer.
